About Arnold

Arnold, an Atlanta native, is of counsel in the firm's Real Estate practice group. Arnold represents developers and owners in all phases of commercial real estate including acquisitions, developments, financings, dispositions and tax-free exchanges. He represents lenders ranging in size from community banks to national institutions in commercial real estate lending, conduit lending and purchases and sales of loan portfolios. Arnold also represents both landlords and tenants in commercial leasing.

He has handled transactions involving a wide variety of projects across the United States including apartment complexes, office buildings, office parks, mixed use developments, retail centers, hotels, resort residential developments, golf courses, subdivision developments and industrial buildings.

Before becoming a real estate, lending and leasing lawyer, Arnold practiced commercial litigation for 7 years.

  • Closed $35,000,000 acquisition of membership interest in the owner of apartment project in Maryland as replacement property for 1031 exchange, including negotiating and closing $26,000,000 acquisition loan
  • Represented client in sale of multifamily property for $50,000,000 by selling membership interest in property owner
  • Represented client in $30,000,000 acquisition and financing for over 500,000 square feet of industrial property as replacement property for 1031 exchange
  • Represented client in purchase of thousands of acres of timberlands
  • Represented client in negotiating and purchasing of approximately $11,000,000 worth of commercial paper evidenced by approximately 20 different notes of various borrowers and secured by real estate located across the country
  • Represented several lenders in numerous loans averaging in size between $2,000,000 and $20,000,000 secured by multifamily, retail, industrial, hotel and mobile home properties across the country
  • Represented client in acquisition of a $25,000,000 retail center and the $15,000,000.00 acquisition loan
  • Represented hotel client in $42,500,000 loan refinancing in Florida
  • Saved client over $1,000,000 in taxes by closing $17,000,000 apartment acquisition and assumption of a HUD insured loan within 6 weeks after contract execution to meet Section 1031 deadline. Obtained HUD approval to loan assumption within 2 weeks instead of the normal 2 month period and despite the fact that client had defaulted on a loan earlier in the year
  • Represented national multi-family developer/manager in connection with acquisition of raw land for the development of projects in Southeast and with the acquisition and sale of existing projects
  • Represented client in purchase of membership interests of entities owning wetlands mitigation credits
  • Represented retail developers in the acquisition of raw land and the sale of unimproved parcels in retail development
  • Negotiated and closed disposition of $25,500,000 apartment property involving a sophisticated 1031 structure
  • Drafted and negotiated office leases and subleases for tenants and landlords
  • Represented developer in acquiring an existing residential development out of foreclosure to create $150,000,000 resort golf course community
  • Represented resort developer in $70,000,000 acquisition of 4,000 acres of raw land in Florida for development of resort golf course communities
